Our public trash cans on Fulton and McGee are drowning in residential garbage, and it’s up to YOU to steer your tenants to the right spot (hint: Wafco Lane!). Overflowing bins? Warnings and fines are coming your way if we can tie it back to your unit. Plus, a fancy new garbage enclosure is in the works—stay tuned!       Update: Grandeur USA returning March 11th, 2025
Grandeur USA returns to Wafco Mills in February 2025 to begin construction on the long-awaited trash enclosure at 621-T Walker Avenue, followed by structural repairs along McGee and Fulton Streets. Learn how this project enhances community aesthetics, reduces waste costs, and improves long-term infrastructure.
 
      
      Freezing Tempertures
Freezing temperatures are forecasted for Greensboro, and Wafco Mills residents are urged to take precautions to prevent frozen pipes and related damage. This guide offers practical tips for pipe protection, thawing techniques, and knowing when to call a plumber.
 
      
      Pest Control
Wafco Mills HOA contracts with Arrow Exterminators, Inc. to provide quarterly pest control service for our community. This includes treating the exterior and common areas of the property.
Wafco Mills residents can also request interior service for their unit at no charge during the scheduled quarterly service.
To schedule an interior service:
- Contact Lynn Faulkner in the Arrow Administrative office at 336-273-6253 
- Request a specific appointment time 
Please note: Appointment times are first come, first served, and residents must be present for the 15-minute service.
If a resident requires service outside of the scheduled quarterly service date, an additional interior or "call back" service can be arranged for a fee of $95.00. This fee is paid directly to Arrow Exterminators, Inc. To schedule a "call back" service, call the Arrow Exterminators, Inc. Administrative staff.

Greensboro Historic Preservation Commission
The Greensboro Historic Preservation Commission will hold its regular monthly meeting on Wednesday, December 4, 2024 at 4 pm in the Plaza Level Conference Room, Melvin Municipal Office Building, 300 West Washington Street. Note: Access MMOB via the Greene Street entrance, no earlier than 30 minutes before meeting start time. Entrance to the building is NOT available after 5 pm.
 
      
      Parking Stickers
This is what a Wafco Mills Reserved spot looks like. It has white paint and has the word “Reserved” and does not have a unit number assigned. If you choose to park your second car here, or in your primary assigned spot, you still need a current Wafco Mills Parking Sticker AND you need current license plates without expired tags. Expired tags, expired Wafco Mills Parking sticker, or NO Wafco Mills Parking sticker will get towed.

 Written by Joy Watson on November 2, 2024, with an update from Dabney Sanders, Downtown Greenway Project Manager, on February 28, 2025, this page details progress on the Downtown Greenway’s Western Branch, a key segment of Greensboro’s 4-mile urban trail looping downtown. Running parallel to Cedar Street behind Wafco Mills, the 12-foot-wide Western Branch (Spring Garden St. to Smith St., extending to Hill St.) is under construction by Yates Construction Co., with a $14.95 million contract approved in September 2023. Started in early 2024, it’s set to finish by June 2025 despite weather delays. Features include landscaping, lighting, benches, bike racks, and public art, enhancing connectivity and economic growth.

Setting Up Owner Access and Submitting Your HO6
Dear Wafco Mills Owners,
Hello, Community Members! Are you a new owner at Wafco Mills, or have you owned at Wafco Mills and gotten disconnected from our community? To stay connected and compliant in our self-managed HOA, every owner needs access to the owner-only section of WafcoMills.com—and we need your HO6 insurance policy on file. You must set up your website access first, then submit your HO6. Here’s how to do both.
Step 1: Set Up Your Website Access
Before anything else, follow these steps to unlock the owner-exclusive areas of WafcoMills.com:
- Go to wafcomills.com and click “login” in the top right corner. 
- Click “create new account” and follow the prompts to set up your account. 
- After creating your account, use this link: https://www.wafcomills.com/owners-sign-up (password: GreensboroRocks24). 
- Click the green “sign up” button and follow the prompts to gain access. 
- Yay! You now have access to all owner resources and community updates. 
Please log in and check back regularly for Wafco news—it’s your hub for everything HOA-related.
Step 2: Submit Your HO6
Once you’re in, it’s time to upload your HO6 (condo) insurance policy. North Carolina law (N.C. Gen. Stat. § 47C-3-113) lets us require this proof of coverage, which protects your unit’s interior and belongings—stuff our master policy doesn’t cover. Even if you own your unit outright, it’s a must. Here’s why: interior damage (like from termites or leaks) is your responsibility, and having your HO6 on file keeps our community compliant and our insurance happy.
To submit:
- Log in to WafcoMills.com using your new account. 
- Head to the “Owner Portal,” find the HO6 upload form, and submit your policy. 
Why This Matters
Setting up access first ensures you can easily submit your HO6 and stay in the loop. It’s a simple way to support our 66-unit community, keep dues low, and avoid last-minute scrambles if you’re selling or renting. Need help? Email us at WeLoveWafcoMills@gmail.com
