Setting Up Owner Access and Submitting Your HO6
Dear Wafco Mills Owners,
Hello, Community Members! Are you a new owner at Wafco Mills, or have you owned at Wafco Mills and gotten disconnected from our community? To stay connected and compliant in our self-managed HOA, every owner needs access to the owner-only section of WafcoMills.com—and we need your HO6 insurance policy on file. You must set up your website access first, then submit your HO6. Here’s how to do both.
Step 1: Set Up Your Website Access
Before anything else, follow these steps to unlock the owner-exclusive areas of WafcoMills.com:
Go to wafcomills.com and click “login” in the top right corner.
Click “create new account” and follow the prompts to set up your account.
After creating your account, use this link: https://www.wafcomills.com/owners-sign-up (password: GreensboroRocks24).
Click the green “sign up” button and follow the prompts to gain access.
Yay! You now have access to all owner resources and community updates.
Please log in and check back regularly for Wafco news—it’s your hub for everything HOA-related.
Step 2: Submit Your HO6
Once you’re in, it’s time to upload your HO6 (condo) insurance policy. North Carolina law (N.C. Gen. Stat. § 47C-3-113) lets us require this proof of coverage, which protects your unit’s interior and belongings—stuff our master policy doesn’t cover. Even if you own your unit outright, it’s a must. Here’s why: interior damage (like from termites or leaks) is your responsibility, and having your HO6 on file keeps our community compliant and our insurance happy.
To submit:
Log in to WafcoMills.com using your new account.
Head to the “Owner Portal,” find the HO6 upload form, and submit your policy.
Why This Matters
Setting up access first ensures you can easily submit your HO6 and stay in the loop. It’s a simple way to support our 66-unit community, keep dues low, and avoid last-minute scrambles if you’re selling or renting. Need help? Email us at WeLoveWafcoMills@gmail.com

In preparation for this weekend’s upcoming snowfall and as a result of last weekend’s ice storm, keep an eye out on Greensboro’s Snow and Ice Removal Status. We are working to secure a vendor to remove the ice and snow in our own property, but it is uncertain, as most vendors are very busy during this time. Please continue to monitor conditions, and be safe when walking on icy sidewalks, and driving on unplowed roads.

Trash Enclosure Project Updates
The board is moving forward with replacing the garbage cans with two dumpsters inside the enclosure. We’ve gathered three quotes from companies who provide dumpsters and pickup service and are due to make a decision in February. Be prepared for an easier-to-navigate, cleaner enclosure soon!
Violations Reminder
As part of our New Year brush-up, we want to remind owners and residents to please help keep our property clean and sightly by never storing trash or storage on your porch, balcony, deck, or pads. This includes trash bags, cans, bins, containers of any kind, cardboard boxes, loose trash, etc. The board and our management company makes regular rounds around the property, so if you have any of these items in sight, we will issue a written warning. If the violation hasn’t been cleared after one week, the warning will escalate to a $100 fine. Please read the Rules and Regulations for more information regarding what is and isn’t allowed on your unit’s visible property. Thank you!

Parking tags are coming after the new year, but towing will not be enforced during this time. The board will perform a violation walk-through in January or February to make sure our community is clean and sightly for the new year.
The enclosure is officially completed and ready for use! Keep updated on future upgrades such as dumpsters, bulk waste solutions, and plans for the bins in the parking lot. We also have reminders for things such as the pedestrian door lock, recyclables, and general bin usage.
Arrow Exterminators, Inc. has scheduled the WINTER 2025 Quarterly Pest Control Services for the Wafco Mills Community to take place on Friday, December 19th between the hours of 8:30 am to 11:00 am.
Wafco Mills Condominiums prohibits all short term rentals and homestays under 30 days in order to comply with its governing documents, North Carolina condominium law, and Greensboro zoning rules.
