Brick Work Update: McGee and Fulton

Dear Wafco Mills Owners and Residents,

We hope this message finds you well. The Wafco Mills Condominium Association Board is pleased to share that brick repair work on McGee Street is expected to conclude later this week. Grandeur USA will transition to begin work on the front of Fulton residences starting at the end of this week, with Thursday marking the shift.

To ensure safe and efficient work, including pressure washing, all Fulton residents must:

  • Remove all items from front porches (not balconies) by Thursday.

  • Relocate vehicles from primary parking spaces by Thursday May 1st 8am.

Failure to comply may result in vehicles being towed at the owner’s expense or personal items being damaged at owner expense, as authorized by:

  • NC General Statutes § 20-219.2, permitting towing from private lots for violations.

  • NC Condominium Act § 47C-3-102, empowering associations to regulate common areas.

  • Prior Warning Issued: Owners were notified last week on April 28th 2025, to clear porches and parking pads. If you have not read this or informed your tenants, you are at risk of non-compliance.

  • Owner Responsibility: Owners are required to inform tenants of these requirements, per Wafco Mills Rules and Regulations (June 2021, Page 4, Section 3.2 - Owner's Duty to Inform Tenants). Failure to communicate information to tenants may result in additional fines of up to $100 per violation for improper tenant management, as outlined in the Declaration of Condominium (Page 7, Section 5.3 - Owner Responsibilities) and NC Condominium Act § 47C-3-107.

  • Parking: Vehicles left on parking pads will be towed at the owner's expense, as authorized by the Rules (Page 5, Section 4.1 - Parking Regulations) and NC General Statutes § 20-219.2.

  • Personal Items: No items may remain on stoops or porches to allow full access for brick repairs and pressure washing, per the Rules (Page 2, Section 2.3 - Common Area Access) and Declaration of Condominium (Page 3, Section 4.1 - Maintenance Requirements).

  • Authority: The Board enforces these rules under the Articles of Incorporation (Page 2, Section 3.1 - Board Powers) and NC Condominium Act § 47C-3-102. Non-compliance may incur fines up to $100 per infraction (Rules, Page 5, Section 5.2 - Penalties).

  • Share with Neighbors: Please inform your Fulton neighbors to help them avoid towing or fines.

This caulk is an example of where water can seep in and cause damage to brickwork. This caulk will removed and replaced with mortor and damaged briks will be replaced with new brick.
