Downtown Greenway – Western Branch Update (August 2025)
Dear Wafco Mills Owners,
We are excited to share the latest Downtown Greenway progress update from project manager Dabney Sanders of Action Greensboro. August has been a big month, with visible progress right outside our community.
Key Updates:
🚧 Saturday Work Ongoing: Yates Construction will be working on Saturdays through the end of September to stay on schedule.
🛣️ Freshly Paved Section: The segment between Smith Street and Guilford Avenue was paved on Thursday, August 21st. While it looks amazing, this area is not yet open to the public. For safety reasons, we ask all residents and visitors to refrain from using this section until it officially opens.
🛠️ Fence Corrections: A new crew is addressing prior fence installation issues. Hillside residents may notice ongoing work—thank you for your patience as improvements continue.
🧱 Gabion Basket Work: These structural reinforcements must be completed before paving can proceed between Guilford Avenue and West Market Street. Final grading and stone base work south of Guilford is already underway.
🎉 Target Completion: The goal is to have this section paved by Friday, September 26th, just in time for the Run & Block Party on Saturday, September 27th. This event, honoring Mayor Nancy Vaughan, will give the public its first official preview of the newly paved trail as part of the grand opening celebrations leading up to the full Greenway completion in Spring 2026.
🌳 Future Enhancements: Site furnishings are expected in November, with public art and additional landscaping scheduled for March 2026, following NCDOT inspections.

Why This Matters for Wafco Mills
As outlined in our Wafco Mills Governing Documents and under the North Carolina Condominium Act (N.C.G.S. § 47C-3-102), the HOA has a duty to keep owners informed about matters affecting common elements and community value. The Downtown Greenway runs directly adjacent to Wafco Mills and is expected to enhance property values, pedestrian access, and our overall community appeal.
We’ll continue to provide monthly updates so that owners remain informed as we move toward the grand opening of the full Downtown Greenway in May 2026 Yay!!!.
